Stamp Duty: the biggest cost
Stamp Duty Land Tax (SDLT) is paid on purchases in England. GCC buyers usually pay two surcharges on top of the standard rates:
- Standard rates: 0% up to £125,000, 2% to £250,000, 5% to £925,000, then 10% and 12%.
- +5% if you will own another home anywhere in the world after the purchase — including in the Gulf.
- +2% if you have spent fewer than 183 days in the UK in the 12 months before buying.
- On a £250,000 purchase by a non-resident who owns another home, that is £20,000. A buyer who owns no other property anywhere pays £7,500.
Other one-off costs
Typical ranges for a city-centre apartment:
- Solicitor and conveyancing: about £1,500–£2,500 plus VAT, with searches, Land Registry and identity checks of about £400–£800.
- Survey: about £400–£1,000; a snagging inspection on a new build, about £300–£600.
- Mortgage costs, if borrowing: lender arrangement fee (often £1,000–£2,000), valuation and broker fee.
- Furniture pack for a one- or two-bedroom apartment: about £3,000–£6,000.
- Currency transfer: a specialist provider usually beats bank exchange rates by a wide margin.
Running costs
These come out of the rent every year, so budget for them before you buy:
- Letting and management: usually 10–15% of the rent, plus VAT.
- Service charge for flats: often £1,500–£3,000 a year in a modern city-centre building. Ground rent is zero on most leases granted since June 2022.
- Safety and compliance: annual gas safety check, electrical report every five years and a valid EPC.
- Insurance, maintenance and the occasional empty week — allow around 5–10% of the rent.
- UK tax return and accountant: tax on rental profit plus around £300–£800 a year in fees.
Worked example: a £250,000 Manchester apartment
A cash purchase by a GCC resident who owns a home in the Gulf, renting at a 6% gross yield. Figures are indicative:
- Stamp Duty: £20,000
- Legal fees, searches and survey: about £3,500
- Furnishing: about £4,000
- Total to complete: about £277,500 — around 11% above the price
- Rent: £15,000 a year, less management (about £2,200), service charge (£2,000), compliance and insurance (£400) and a maintenance allowance (£1,000)
- Net income before tax: about £9,400 a year, or 3.4% on the total invested — with long-term growth on top
Ways to reduce the bill
- If you will spend 183 days in the UK within a year of completion, you may be able to reclaim the 2% surcharge.
- Buying for a student child aged 18 or over in their own name can avoid both surcharges — see our student guide.
- Negotiating furniture packs or legal fee contributions into a new-build purchase.
- Choosing buildings with sensible service charges, which matter as much as the price.
