City comparison

Manchester, Liverpool, Birmingham or Leeds: where should GCC investors buy?

Four growth cities, four different investment profiles. How to match the city to your goals.

Start with your objective

There is no single ‘best’ city — there is the best city for your goals. Income-led investors, growth-led investors and families buying for a student will often choose differently.

Manchester: balanced growth and depth

The North’s economic capital offers the deepest professional rental market and strong long-term growth prospects. Entry prices are higher than Liverpool, so yields are typically a little lower — but liquidity and tenant demand are exceptional.

Liverpool: the yield leader

Liverpool combines the lowest entry prices in our corridor with strong student and professional demand, which supports some of the highest gross yields in the UK. Micro-location matters: the right street can make a significant difference.

Birmingham: scale and transformation

Britain’s second city has a young population, major corporate relocations and one of the largest regeneration pipelines in the country. It suits investors who want exposure to transformation and long-term growth.

Leeds: steady professional demand

Leeds is Yorkshire’s financial and legal hub, with the South Bank regeneration and two large universities. It offers steady demand and, according to Savills, sits in one of the two strongest-forecast regions to 2030.

Building a multi-city portfolio

Many of our investors combine cities: for example, a high-yield Liverpool apartment alongside a Manchester or Leeds asset for growth. Spreading across the corridor balances income, growth and risk.
